Darlington: 186 Property wins more work amid retrofit push
186 Property Solutions, which operates from Darlington and Berkshire, reported the year-on-year increase, boosted by a significant number of retrofit schemes.
In 2024/25, the firm delivered more than 100 extra contracts compared to the previous year.
While the rise in project volumes spans various services, a large proportion relates to refurbishments and retrofits, indicating a shift towards sustainable property upgrades.
This trend reflects the growing urgency among landlords and asset managers to meet evolving regulations and tenant expectations, with many now investing in revamping underperforming assets.
Jonathan Carter, director at 186 Property Solutions, said: “We’re seeing a clear shift in the market.
“Secondary commercial properties in particular are facing longer voids, and owners are increasingly realising that targeted retrofits and refurbishments can elevate these buildings to prime status – improving energy efficiency, attracting tenants, and commanding stronger rents.”
Vacancy rates have increased, especially for older, energy-inefficient commercial buildings outside major urban centres.
This points to an expanding gap between Grade A stock and other properties.
Government policy is further encouraging energy efficiency, with a requirement from 2030 that all commercial properties must have a minimum Energy Performance Certificate (EPC) rating of ‘B’.
More than 80 per cent of the current stock is at risk of becoming non-compliant unless significant upgrades are made.
Mr Carter added: “Retrofitting isn’t just a regulatory box-tick.
“It’s a strategic investment in unlocking asset value.
“For many property owners and landlords, it’s the only viable way of making ageing or inefficient properties commercially competitive again.”
The company’s retrofit services typically involve upgrades such as energy-efficient lighting, insulation, HVAC systems, and enhanced glazing and doors. These measures support the achievement of EPC targets while improving comfort for occupants and the long-term efficiency of operations.
