Hartlepool Marina’s Black Olive bar seeks new landlord


The ground-floor venue, currently home to Black Olive, sits in one of the most visible spots on Middleton Road, with views across the water and a steady flow of visitors passing its doors.

The 3,369 sq ft unit is being offered with a guide price of Β£255,000, and already brings in Β£45,000 a year in rent.

Any successful bidder will be buying the leasehold interest and effectively stepping straight into the role of landlord, inheriting the existing tenant and their lease rather than starting from scratch.

Navigation Point has acted as the commercial heart of Hartlepool Marina since it opened in 2001, growing into a strip of bars, restaurants and cafΓ©s that has helped turn the area into one of the town’s best-known leisure destinations.

With neighbouring venues generating what agents describe as strong β€œtrade synergy”, the future of such a prominent unit is likely to be watched closely by locals and fellow operators.

Inside, the space is laid out with storage rooms, service access and customer toilets already in place, making it ready-made for ongoing hospitality use or a future refit.

Its location, close to key routes and public transport, adds to the appeal for anyone looking to tap into both daytime footfall and evening trade.

The sale also comes as Hartlepool’s wider waterfront is in line for a major overhaul.

A Β£120 million regeneration programme, backed by the Hartlepool Development Corporation and Β£25 million from the Government’s Town Deal, is set to deliver hundreds of new homes and extra commercial space alongside the marina in the coming years.

For now, the Black Olive unit’s move into auction is another sign of how the marina continues to evolve, balancing its established favourites with the prospect of new investment on the horizon.
