In terms of planning, Bonners Field is highlighted within the Urban Core of Sunderland’s adopted development plan.

This means development in this area is supported where it enhances connectivity and pedestrian movements, provides high-quality public realm, protects and enhances heritage assets, and delivers a high standard of design that integrates positively with the existing urban fabric.

Interested parties will need to meet specific requirements, accompanied by proofs such as financial arrangements for acquisition and solicitor contact details, among other stipulations.

A previous assessment in December 2020 considered the land suitable for residential development, and it was estimated that it could potentially accommodate approximately 46 units over the next 11 to 15 years.

This piece of land is considered fitting for a mixture of developments, including C3 housing or student accommodation.
