Future of Eden Arms Hotel at Rushyford, near Newton Aycliffe, unclear


The Eden Arms Hotel in Rushyford was once a popular venue and thriving destination due to its location on the A689 and A167 near Newton Aycliffe and Chilton.

However, like many hospitality businesses, it suffered setbacks during the pandemic and ultimately closed its doors.

It was due to be demolished in 2021 after its previous owners, Shearings, folded during the pandemic.

But it was saved and sold in 2024, with the new owners Oyo, promising to invest heavily in the building to keep it trading as a hotel and hospitality operation.

However, recent sightings and pictures emerging online of the inside of the hotel appear to show the hotel still derelict and rooms in a state of disrepair.

Durham County Council has since confirmed several visits to the hotel last year found the venue was empty each time.

Concerned residents and local councillors have also contacted the council about the future of the once-popular hotel and what lies ahead for it.

When The Northern Echo tried to book a room online at Β£127 a night, every room and date was listed as β€˜sold out’.

Stephen Reed, Durham County Council’s planning manager, said: β€œWe can confirm we have been contacted by a local resident and a county councillor for the Chilton division about apparent unauthorised use of the former Eden Arms Hotel at Rushyford.

β€œPlanning enforcement officers visited the site several times between last June and January and found the building to be empty each time.

β€œWe also have not received any planning applications for change of use of the building or held any pre-application discussions.

β€œWe would be more than happy to discuss a future use of the site that benefits the area with anyone.”

Originally built as a 17th century coaching inn, the Eden Arms has long been a familiar sight for travellers passing through on the A689 and A167.

Over the years, it evolved into a hotel offering a popular restaurant, bar and leisure club featuring a gym, an indoor heated pool and a sauna.

Acts of vandalism and damage to the hotel were reported in January 2023, when graffiti saying β€˜no migrants’, β€˜not wanted’ and β€˜not welcome’ could be seen on the front of the building.

Anonymous letters were also posted to neighbours in 2024, adding to concerns over the living conditions and reported plans to house refugees inside.

The Northern Echo has contacted Oyo for comment.
