UK Land Estates, owner of Team Valley Trading Estate, has completed a 65,000 sq ft speculative warehouse known as Centralway 65 at the heart of the site.

The more than Β£6.5 million project represents the largest single-unit (speculative) industrial scheme built at Team Valley in recent years, and forms part of the company’s wider development and refurbishment programme across the North East.

Tim Witty, development director at UK Land Estates, said: “We continue to roll out our ambitious multi-million pound development and refurbishment programme across our North East sites and the completion of Centralway 65 is a real milestone for the Team Valley, which hasn’t had such a large new build in many years.

“It is ideally situated, boasts superb connectivity and with a multitude of amenities on its doorstep, we don’t expect it to be on the market for long.

“Team Valley successfully houses hundreds of businesses and supports tens of thousands of jobs – Centralway 65 is our latest development, but it certainly won’t be our last.

“The general shortage of Grade A industrial space means that we can never rest on our laurels so we’re continuously maintaining and upgrading our portfolio of sites and properties.

“We believe by investing in the provision of high quality, sustainable warehousing and logistics space on business parks with fantastic access to the region’s main transport links, UK Land Estates is supporting vital supply chains and boosting the regional economy.”

Constructed by Tri Construction, the purpose-built unit is targeted at the warehousing and distribution sector.

Centralway 65 exceeds industry standards, offering a modern, flexible workspace with a 10m eaves height, on-site parking, and loading facilities.

The building is designed with sustainability in mind, featuring a photovoltaic array providing 74kWp and an EPC A+ rating.

Jack Bruce from Tri Construction said: “Tri and UK Land Estates have a fantastic legacy of delivering a range of diverse but incredibly successful projects from refurbishments to new builds across the region.

“The new warehousing unit is another milestone project and delivers a facility that is ideally suited for modern business, with excellent access, energy efficiency standards and space for employees – this, all in the centre of the region’s best business park and a stone’s throw from its main arterial road.”

The completion of Centralway 65 is part of a broader investment strategy by UK Land Estates, which includes ongoing work at Kingsway North.

Earlier this year, the company announced plans to invest more than Β£35 million over the next two years to construct over 270,000 sq ft of new, Grade A industrial and warehousing space.

This investment will span the North East, from Northumberland down to Tees Valley.
