Fellini’s in Middlesbrough up for sale months after closure

Fellini’s, located on Linthorpe Road in Middlesbrough, is being marketed by Magnum Properties with an asking price of £399,950 for the freehold.

The substantial building, which was once home to Fellini’s Restaurant, offers 3,165 square feet of commercial space and is described by the estate agent as being “ideal for a range of commercial uses”.

According to Magnum Properties, the property is “turnkey ready”, with kitchen facilities still in place from its previous use as a restaurant.

The layout includes a spacious open-plan ground floor, a fitted commercial kitchen, storage rooms, staff areas, and WC facilities.

Fellini’s was known locally for its sustainable seafood and Italian cuisine.

The building retains traditional architectural features, including large display windows that, according to the estate agent, offer “high street exposure” and allow for natural light throughout the premises.

Situated on the busy Linthorpe Road, the property benefits from high footfall and visibility.

The property is currently designated for commercial use and, according to Magnum Properties, could suit a restaurant, café, retail unit, or office space.

The agent describes the property as “ready for immediate occupation” with “no chain”.
